5 Tips for viewing Holiday Home Investment Properties.

The Winter Holiday Season (from December to April) is the busiest season on island. We highly recommend reaching out ahead of time so that our team can arrange a property viewing schedule to suit your travel dates and villa availability.   • Historical occupancy per season?
  • What are the average monthly expenses? 
  • Is the home being sold furnished?
  • Are any staff members interested in staying on?
  • Why are the current owners selling the home?

Choose an area that is attractive to potential vacationers, whether that is a beachfront home or in a secure development or established neighbourhood. These areas tend to have higher returns on investment as they rent more easily. Compare what homes in the area are listed at and how well they rent to help you decide on the holiday home that is right for you.

Have an expert look at the home before you purchase to share recommendations on anticipated maintenance that may be required. Consider renovation investments. An updated kitchen or bathroom can help you rent your home for more or may be the difference between a guest choosing your home verses your neighbours. Determine if the home is being sold furnished, or how much it may cost you to furnish the property. Budget in your monthly expenses e.g. utilities, staff, maintenance, insurance etc, to be sure you are making a sound investment.
